Hilton Head and its rapidly growing neighbor across the
bridge, Bluffton, are located in Beaufort County, the most Southern county in
South Carolina. Beaufort is the fastest growing county in the state of South
Carolina, and Bluffton is the fastest growing town in the state.
Over the past decade Hilton Heads population has grown 45% to its current
level of nearly 38,000, and continues to add approximately 1,000 residents
per year. Considering the strict building ordinances, Hilton Head Island is nearly built out to its limit, considering
the strict building ordinances. The majority of booming growth is taking place off island
in Bluffton and the corridor along Highway 278 from Bluffton all the way
to Interstate 95 in Hardeeville.
In the 2000 Census, Bluffton‘s population was 1,275. In
2005 the town paid for a mid-decade census and found the population grew
by 280% to a total of 4,885 residents. Today just two years
later, Bluffton‘s population is estimated to be nearly 20,000.(Another
300% increase!) By 2020 it is estimated that Bluffton‘s population
will top 47,000 residents and surpass the population of Hilton Head Island.
Beaufort County has the largest population of Hispanics in the state of
South Carolina numbering 4,800. There are currently 5,000 African-Americans in the county who represent the largest minority group in Beaufort.
